What areas do you look at for development projects?
Major towns and cities in the home counties, within a 1-hour journey into London.
Why do you convert buildings rather than just knock down and rebuild?
Converting an existing building causes less disruption to the area during the works and is faster to complete. Industrial and commercial buildings often have lots of character worth keeping.
If we have land or a building that we are looking to sell, can we contact you?
Yes, if you own the building and are interested in selling then we can look at acquiring it from you.
Are you open to taking on new team members?
Yes, we work with a variety of professionals and look to have several of each on board in order to cover the diverse range of projects we consider.
Do you look at purchasing vacant plots of land?
We look at land development where planning permission is already in place or is likely to be achieved. These projects tends to have longer time horizons if planning permission has to be obtained.
Do you have spaces available for investment?
We work with a panel of private investors and provide fixed % returns. If you’re interested to invest in a project then please get in touch.

Shane Kelly,
Director
Shane is the founder and director of Terraform Group. He is a chartered financial analyst and spent the last 15+ years in financial services at large institutions such as Morgan Stanley, BlackRock, Bank of America Merrill Lynch and IHS Markit, leading global business units as well as co-founding a successful financial research firm.
His entrepreneurial and corporate experience leading teams, identifying opportunities, securing funding and delivering value is now being applied to the business of property development and investment.

We work with a team of experienced professionals covering all aspects of development including architects, project managers, quantity surveyors, planning consultants, structural engineers, principal contractors, principal designers, interior designers, surveyors, brokers, solicitors, and specialist consultants to deliver high quality projects.
Working with qualified experts in each of their respective fields we are able to deploy teams to deliver a variety of projects from complex conversions to new builds.
